I know he had to find some comps but I believe those comps don't tell the story of the subject property.As I talked with the seller I found out not only is there a mortgage of $65k on the property but other expenses and debts attributed to the estate equal about $180,000.

If you personally are looking for the next loan , I am not sure that you would be accomplishing anything, assuming your payment to the LLC would be greater than or equal to the debt service + taxes + insurance, you would be no better off than holding the RE in your name, for this purpose.

That is, if you sell, you pay all the costs, pay off the loan, pay back both you and your partner your (now unequal) contributions and then split any profits 50/50.I believe the way this would work is that you currently have a 50/50 capital account split based on your equal contributions when you bought the property.

Make everyone put in an equal share.Make sure everyone pays what they're supposed to pay, and not a penny more, and not a penny less (GE).Get rid of entitlement programs, domestically and internationally.

Even the most experienced investors can pick up tidbits of valuable information, not only that, the networking to build your network (also know as your networth) is vital and beneficial.People must understand that the main speaker should somehow be compensated for giving up their time making a valuable presentation and one of the ways to do that is to offer some sort of class or seminar at a fee.

Depending on my assumptions, I'm not sure about the numbers, but I think Loretta and I can agree that the seller credit and buyer debit are equal values.I'm also curious: why are you getting your RE license?

They always need varying amounts of work, but my maximum exposure on 95% of my rentals is a monthly GRM of 50 (50 X monthly rent equals my total exposure).They are all lower end (its hard to find a $20K house in an upper end area in any market), but only one of them is what I would consider a war zone.
