We are fairly new to this, we own 2 duplexes.  

But you could certainly invest in a larger duplex that provides a comfortable home on one side and a nice rental on the other.

My friend's family is poor but I'm planning on helping him fix that with our business ;)We live in the Daytona Beach area in Florida which as many people know is where the NASCAR Daytona 500 is held along with Bike Week so the housing market is ridiculous here (in a good way)We're thinking since we are both going to stay with our parents well into our 20's we should make our first investment on a duplex so we'll have a great financial boost from 2 units funding us.I just want some opinions from experienced investors on how they feel about this plan.

Buy the duplex and rent it out.

Here are the properties that have interested me (not sure if either are section 8):Duplex built in 2002 consisting of 3/2 1050sq/ft each for $94,900Currently both units occupied with $670/month leases (not sure of the lease terms).New roof in 2015, new Central A/C units in 2013 and 2015.Outside looks good, inside looks clean with decent kitchens (basic L shaped) with laminate counters, tile floor in kitchens, what looks to be berber carpeting everywhere else.

Duplex?

BasicallyHow much profit can you make with rentals (apartments, duplexes, etc), and regarding loan products, how much capital would be required per year to reach my goals mentioned below? 

Unfortunately, I titled it in an LLC and it's a condo, so I have not found a bank yet willing to give me a commercial mortgage on it.

I would like to buy a duplex, however duplex prices are not cheap around here (not sure if I will qualify and that might also stretch me too thin).
