Small commercial building right on the border of putnam/dutchess counties, single family in putnam county, and two buildings in Poughkeepsie currently in contract, fingers crossed.  

Both of my parents are deceased, and I now share ownership in their house with my three brothers and three sisters.

So after more research I learned that because deceased bodies are considered bio hazardous waste I had to hire a professional bio hazardous cleaning company.

I found my deals through probate (actually went into the courthouse basement and went through all the deceased files, lots of fun) then put up bandit signs to find my buyers (pretty sure you can't get away with that much anymore), but it did work out for me, and didn't cost much.
