Currently I'm debating whether I should invest in a website.

There is no winning the cash flow mid west debate and the SF Bay area appreciation game.Unless you have lots of cash and credit so you can buy 20 to 50 homes in the MId west and manage them like a hawk,,, One or two homes in SF will out perform those in the long run over time...

Great debate...Roy Oliphant;  I agree, the terminology that is used, lease option, contract for deed, lease purchase, ect... all lead to the same trickery that the judges don't fall for.

A business (and a City) can normally only grow so large from within, at some point it makes sense to bring in people who know how to take things to the next level.Our mayor was just talking yesterday in a debate about what should be done to combat gentrification...Combat capital investment by people who are risking their money on a belief in improving areas?

I too was also debating on wether to use yellow letters or a regular hand written letter.

It is hard to debate it any further since neither of us has the details of the OP's personal finances, and whether they are structured separately or not.
