@Eric Snyder thanks for your input, below is included in the lease:Tenant may not sublet Premises in whole or in part or assign this Lease, or allow other unauthorized persons to occupy the home, or rent daily or weekly, including all online daily and weekly rental sites.

We can't check every room during this visit but we can usually tell if there are animals present, either by smell or food bowls, etc.

If that happens, it will probably stimulate the economy.What I mean is it gives people a choice to re-invest or to buy a Luxury Yacht, or a new Mercedes AMG.On the political side they are probably doing it to increase the tax draw so they can have more money and control who gets it when it is distributed vs stimulating the economy.In reality the 1031 is a pain due to the rules, but it does allow faster accumulation of wealth than if you paid taxes on it.In many areas the basic necessity of food is sales tax free, they should make all income from the basic necessity of housing (real estate) tax free--like tips used to be.

I could be wrong, because I've always worked for small brokerages, but big box places seem to be looking for someone to give them lots of daily training, a desk in the office, etc.

I used the daily kwh usage x the average loaded cost per kwh (with all fees and surcharges included).

I don't blame them though - I can't imagine how many people come to brokers on a daily basis and say they are going raise money for a large complex.

Every submarket/micromarket is so unique, it's hard to know what your's can support when it comes to retail, and what it would be like to deal with those types of tenants, especially small business owners who may operate on a razor thin margin, like most food/coffee businesses do.
