There are 7-8 really good ones in the country. 

That is because with an in rem, the court will appoint a guardian ad litem (GAL) to represent the unknown people, and that is a separate lawyer who will charge $1,500 to $2,000 for their fee.

As mentioned there are actually over 7 ways that have been tried and true in court cases - This is really something your Tax professional should be figuring out because it can be a big part of your tax strategy.

My plan is to move the washer & dryer from the basement to the 1st floor (a trivial plumbing job), and find someone, maybe from the country, to show me what needs to be changed in the kitchen and bathroom to make the place really accessible.My other option is to remove the ramp and make it a 2 car garage again.

Is this as good a return as you could find in other parts of the country, no but for your area if you bought in 2010 it probably isn't bad.
