So it would be a huge undertaking for him to move and I don't think he actually wants to. 

That is likely in response to an event that just happened over this way where an agent was just murdered showing a new construction property.

Flipping to me is a fancy word to use remodeling/construction, in most cases LLC with S corp election would be most beneficial for tax purposes.

I'm moving forward finishing construction on my 2/2 in Old Colorado City with the back up plan of doing corporate or travelling nurse rentals if STR's are shut down.

Being a person that lives off the 15 in Scripps/Poway, it is easy to be envy the entertainment, shopping, dining and access to public transportation. 5 or 10 years I won’t have thought that.I’ve heard that mall renovations, trolley construction and the apartment construction has created noise, soot and dust.

I did most of the rehab myself on the top level and learned the process for new construction with a contractor for the basement.

I have about 30 years of construction management experience and I had a license in real estate brokerage  in Texas for about 30 years too. 

If you want to do anything beyond that list, pull the permit and keep it when you are done with construction.
