I am not looking to replace my regular job, but rather long term growth with shorter term cash flow.

I flip houses as my main job now but am also a licensed realtor.

Based on the employment records the jobs thst afford them the apartment are new.

So, if i have a full time w-2 job (unrelated to real estate) and a out of state rental that is managed by a rental property manager, i can not use bonus depreciation to write off my w-2 income?

The lowest option that is common is a 3.5% down FHA loan that is used for a primary residence.

There's so many catalysts for population and job growth (Intel, Honda, Amazon, Nationwide Hospital, etc).

You haven’t said what amount the rent is but I’m sure it’s not NYC prices and reasonably between 6 adults if they’re working even part time jobs they would likely be able to come up with the rent.

If he does a mediocre job and makes $83k as Air DNA projected, he will barely break even, but if he believes in himself and is willing to put the money where his mouth is, he can improve the performance and maybe make $93k or $103k gross. 

Then you take the money from your day job, stack cash, and get your next investment!
