I was wondering what is a good app to post listings, screen tenants, collect payments and all that without having to hire a property manager right away. 

The thing that scares me about Ohio is the rents per unit are so low I am wondering what the room for rent increases is because investors don't get rich paying down the mortgage and collecting rents.

Working 40 hours per week and collectively saving $15k per month is a pretty good gig...and work/life balance should be easy (even with kids). 

Even though this guy is probably a 'non-collectable' as they are called, once you get the judgement recorded, it will follow him around like a bad dream.

If it is a therapy dog then you are required to let them have it in the state of Ohio and can not collect additional fees.

They could probably win a judgement against you to collect delinquent rent or even sue for damages.
