Lenders like seeing paystubs, but it doesn't require that. 2) The VA loan would a super good choice with the Duplex.

Early on most have no choice and need mortgages at the best terms possible.Acquire if the getting is good.

Renting with negative cf isn't the answer, and never will be.Your choices are to either refi to a 30 or sell. 

@Ryan Kelly, I was told by a Hard-money Lender to 1st find a deal, then reach out to Hard-money lenders to find out about approval.

As far as you allowing the seller to back out a contract that is a choice you would Need to decide if it was worth the hassle In fighting for your right to purchase the property.Why were the sellers saying that they were having issues with on their side?
