Mike,I think my question with analyzing a live in flip is, how do we incorporate the years we live in the flip in our calculations?

After almost 9 years in corporate life I am so ready to get into real estate again.I found BiggerPockets and can't find myself leaving the site because there is so much great information here.

IE: chair rail, slightly higher end light fixtures, and things of that nature.  

Any guidance on how to incorporate the appropriate rent rate would be great.
