I would look at population growth/decline as well and building numbers also.Ideally, an area with a growing population and a lack of new builds tends to = improving neighborhoods.

I've been at this for 22 years and I've never had a loan called.That said as @Bill Brandt alluded to a rising rates + declining values scenario is exactly the reason banks started including that clause in their loans to begin with.
