You still have to live somewhere, unless you know someone willing to let you live with them for free.Either you are paying (or not paying) yourself, or you are going to pay a few hundred to someone else to rent from them.Where do people go to find an apartment in your town?

If the renovation is extensive, you could run into some unexpected repairs like a broken sewer line, or mold that is found when the cabinets are ripped out.

The projects ranged from floor repairs, paint, fencing, exterior repairs, cabinet painting, deck construction, and trim work,Being the lazy landlord that I am I decided to farm out 90% of this work . 

Is the kitchen budget to redo the cabinets? 

Many houses just have piers and the city won't approve any permits (including a simple permit to replace some kitchen cabinets) if there is not a basement.

Upgrades include, but not limited to, new cabinets, counters, sinks, faucets, appliances, stackable washer/dryers, toilets, vanities, carpet, paint, and smartkey door locks in all units (2014). 

My water bill in my multifamily went up a hundred dollars with my new tenants and the City of Waukesha is expecting to raise their water bills up to 300% in the next few years.

I've read that with offices "you're buying the leases and the building comes for free", but every office I see listed has 30-50% of revenue associated with leases expiring within 2-3 years.It's difficult to be confident in lease renewals when I see hundreds of office vacancies large and small around Michigan.
