Just a thought.Back to your question though for the basic appliances like ovens stoves and microwaves it really pretty much depends on your tenants and how much money you have to play with.Really old appliances are cheap but at the same time their energy consumption is HUGE.

If they are not, talk to your energy company about a "Landlord Agreement"- ours will switch the bill back into my name when the tenant takes service out of their names, and will notify (and likely bill) us if the tenant is not paying.Try to get as much information on the tenants as possible- names, contact info, applications, payment history, etc.

Because you are starting with limited capital I suggest that you use your time and energy to find these sellers, instead of spending money on direct mail or other costly advertising campaigns.
