That said I'll make the following points:- Sometimes, the POF isn't requested by the seller OR isn't a contingency of the contract... it's more of a screener/filter.

You do not target motivated sellers with direct mail marketing.Do you really think that because you filtered that stupid list 15 times against absentee owners, age and mortgage left, that the remaining people are motivated to sell?
