“Anchor” is a bonus – not necessary, but great to have.

Some companies like Flyhomes offer livable wage salary and bonuses for closed deals and you should be getting anywhere from 5-15 quality leads a month.

Bonus unemployment added $300 to $600 per week, plus there will be three rounds of stimulus payments by the time mortgages come due. 

But I think your on the right track being licensed is a major bonus if your going to be very active and especially if your going to flip..  

I would be worried about your wife having some exposure hereAdditionally with Covid, many lenders are allowing drive by appraisals that require no entry

@Doran Summers, DTI is solid, and we still have a decent amount of exposure limit left with these local lenders.

However, I’m hesitant now because I’m concerned that the tenants may not follow proper hygiene and social distancing protocols which would heighten the risk of exposure especially if one of them gets infected.Which brings up a reasonable question;If you decide to try this, would you include these concerns in your house rules and on a more sensitive note, would you require your tenants to be vaccinated to qualify?

(Real estate returns aren’t guaranteed but they’re also closer to 20 or 30%, so I’m saying a failure is 6%.)The eggs in different baskets is just a bonus benefit, like the appreciation benefit, and we forgot to mention the depreciation benefit (you end up with 4x as much tax free income.)It’s definitely scarier.

If you don't expand you will have played it safe but missed out on a nice bonus windfall 10 years or so into your retirement.These are just my thoughts.
