However, I’m hesitant now because I’m concerned that the tenants may not follow proper hygiene and social distancing protocols which would heighten the risk of exposure especially if one of them gets infected.Which brings up a reasonable question;If you decide to try this, would you include these concerns in your house rules and on a more sensitive note, would you require your tenants to be vaccinated to qualify?

(Real estate returns aren’t guaranteed but they’re also closer to 20 or 30%, so I’m saying a failure is 6%.)The eggs in different baskets is just a bonus benefit, like the appreciation benefit, and we forgot to mention the depreciation benefit (you end up with 4x as much tax free income.)It’s definitely scarier.

Purchase price: $45,000 Cash invested: $8,000 Bought a duplex $10000 below market value, renovated, raised rents and cash flows well now at $500 a month plus I get an added bonus of a 30x36 building I run my construction business out of in the back.
