Right now L/A is paying owner $750 to accept new Section 8 tenants as an incentive and they are covering as couple thousand in repair costs after the first $500 if necessary.

The money and the deals are the two biggest hurdles and you seem to have that already squared away.

And the biggest disconnect is the location - it is super nice, in a historic district, walkable to a vibrant downtown.
