It looked beautiful when finished.

New construction doesn't have previous operator risks (other than the builder), it is at Year 1 of ALL the different lifecycles of the property, and if it cashflows from day one it's a beautiful simplification factor!

That's the beauty of 5 plus units.

Would have to agree with Patti and Sean, South Norfolk has some beautiful properties and pockets of nice areas filled with good people, unfortunately it also has the opposite.  

So after a few weeks of marketing i have my first contract and its a beautiful house that the owner has become to old.. i thought i lost him because after i first went and looked he told me the next day that someone else came and was going threw the bank.

This also gives you the flexibility to get in on some deals with a little hair on them.

The ADU was actually the existing home which was taken down to the studs and beautifully renovated, and the 2BR house is all new construction built on the lot in front of the ADU.
