To @Nate Hawkins , I heard about that book listening to an audio book by Brian Tracy and am very interested.

The income for the studio, 1 bedroom, and 2 bedroom units were appraised at 850, 1000, and 1200 respectively (or 3050/month). 3050 x 75% = 2,288.

I just join BP not long ago and have been listening to audio books and podcast trying to learn as much as I can and save as much capital as I can for my first purchase.

I'm currently looking at studio/1bd units.Alternatively, do you think it would be wiser to use a different strategy to start such as flipping with hard money, since I'm looking to get started with only around 12k?

I recently put under  contract a 20-unit motel in rural Tennessee with the intention of converting the units to studio apartments.

Not renting our current small studio(by choice) because we live upstairs. 

But I am going to keep trying.I have an 18-month old son at home, so I don't really have time to sit down and read too many books, but I have been going through every audio book and podcast I can find.

Have a few keyword alters set and have a couple of the BP audio books I started listening to on my commute. 

I cant believe I've never listened to an audio book until now, especially being a truck driver.
