I didn't want to move homes to them that were in complete disarray and had safety issues.

The last recorded transaction was non-arm's length, and there is no sale price recorded, so I'm trying to get creative.I used the address to look up the transaction history on PropStream, and I found the transaction that mentions the wholesaler's LLC as the buyer. 

Also, most offer a 30 yr fixed rate or 5/1, 7/1, 10/1 ARM.

The loan offer that seems to be the best of these offers is a 20 yr ARM adjusting every 5 years with a 2.5 add to "the index", the index in this case being, "the daily average yield on the 5 year fixed rate advance from Federal Home Loan bank of NY".My problem/question is, I can't find a listing for any data on this rate.

Safety/Crime - People and businesses will not move to cities perceived as unsafe.

A conventional lender isn't likely to loan on that kind of a deal as it's not arm's length.
