I would probably keep the other house regardless of what I do because of the low interest rate.I am now wondering if I should hire a Qualified Intermediary (my realtor calls this an "Accomodater") so I have the option to buy a one level rental, stay where I am at, and if in the future I am unable to live in the two level home I am currently living in (our second home that is my primary residence), convert the rental to a primary residence.

I'd also suggest reaching out to a local agent in your target investment area - they'll have good referrals to provide you for your lending needs.

I know all about Hard money and private money lenders, but I am wondering is there is a lender out there that could lend me money to buy my own property under my business name and turn it into a rental all while paying market price on my home?

Got a second opinion from a CPA, who said he never heard of a title company doing this before.Title company now suggests using their partner firm who meet their requirement, but can't provided an explanation for why they can't cut the check to the IRS.

I need my team - as I stated above - within the next 2 weeks I am going to hire my VA's, an acquisition team, door knocking team and I need advice & suggestions from the more experienced!
