You identify the problem (lack of deposit) during your inspection phase, then hit them with an objection that requires them to pay you a deposit at closing.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.

Hey Mike I wanted to know if I wanted to seel you my home with seller financing and I  wanted to transfer title to you the buyer. unlike contract for deed WHAT is the instrument they use in Wisconsin.

As you do this more often, you'll be able to keep a spreadsheet of per square foot prices for materials and labor to get things done and you'll be able to estimate this yourself.
