Although I haven't kept up with new techniques or products, here's some food for thought-The winter/summer freeze/thaw cycles are a major problem (I am talking about in-ground, concrete, permanent pools).

As mentioned above, DSCR is tailor-made for you in this situation (scaling a portfolio, no DTI) - although cash-flowing with a low down payment will be challenging in this market (you can still likely qualify for a DSCR loan with DSCR <1 if you are willing to lose money in the short term though...)

Definitely find a CPA that knows, maybe even tailored, to STR that can walk you through the process. 

Just make sure whatever template you choose is tailor-made for Texas law – you know, different states, different rules.
