I still have clients but much more selective who I work with these days.Anything good NNN for dirt and tenant in strong suburban area about 2.5 million and up in price with at least 35% down.

Big issue is who owns the dirt your group or the builder ?  

Just use the built in tools and go from there.

Alhtough values continue to appreciate, home prices are coming down as competition gets heated with more homes on the market.

Be very careful when it comes to vacation homes you need to be very experienced to be able to calculate the exact net cash flow. there is so many expenses that you might not understand, in other words you need to do your homework before touching any vacation rentals especially with the pandemic .

@Li Li, Since the 1031 exchange will allow you to move into any type of real estate anywhere in the country.
