Maybe look into mini split systems , they are a heating and cooling unit for each room and dont require any ductwork.

It will cost you 5 to 6% of the selling price.It will result in many lookie loos wondering through your home, letting their kids destroy things, casing the house or stealing your things, etc.If its a vacant, furnished home it may become your agent's love nest.They can leave the air -heat or air conditioner- on in vacant houses.

The system is a heat pump that was manufactured in 2006 but when I bought the house this March I did have it inspected, pulled and cleaned and it seemed to be fine.They haven't yet specified exactly what the problem is but I'm wondering if they're just preferring that I install the new system to make it easier for them, or to make their subcontractors happy with the work, or if it's really something not worth trying to fix.Anyone with experienced insights?

On that condo fee for 531 Main street, i believe it includes heat and hot water,  I think there is also so roof and facade work tied in there.
