A couple of things to be aware of:1 - The garden unit only has 1 bedroom on the floorplan. 2- What they're calling "bedrooms" are not legal bedrooms.

I printed off an opinion by a cpa online that said you could personally do a little mowing, cleaning and painting to an sdira investment property because it did not change the value of the property vs adding a retaining wall in the garden which is a capital improvement and so would be disallowed as it would in essence constitute a contribution to your IRA.

We are not using our equity, we are letting that build up for a big purchase down the road.Here are the numbers:Purchase price: 55,000.00($3,500.00 in sellers assistance for new AC/HVAC)Mortgage = $44,000.00, 20 year, 5.0%Repairs = $12,950.00(new AC/HVAC, new laminate flooring, fresh paint, new kitchen cabinets and sink.ARV = $80,000.00-$85,000.00(per our realtor--i agree as well--i work as an analyst for an Appraisal Management Company) Equity total = $36,000.00-41,000.00.

I always first have the municipal inspection (U&O) and get the fresh certificate of occupancy as a result because I will get things fixed to pass code as required.

The house I will look for will be without major rehab and in nice areas where there is no crime, people take care after the houses and garden etc..Minimum rent for the house should be 1000K.
