So I'm in this full court press and I don't quite know what to do.I havea list of cash flow homes ready for me to purchasea list of 4 plexes ready for me to either purchase or rehaba list of SFR ready for me to rehab1 retail buyer and 1 investor, interested in cash flowa cheap contractor from churchANDno moneywith the buyers in place, do you think hard money lenders will lend me money, even on the cheap SFR houses?

Units that are a bit nicer than average for the area and priced a bit lower for the area will get you a good pool of applicants.Granite can be really cheap. 

A few years back here in GA they were letting things go real cheap on the foreclosures.I don't know what they are doing today.
