That is just a bonus. 

I’m seeking cash flow with added bonus of potential appreciation.

I also got about $5K worth of points/bonuses/etc I had saved up from hotel/credit card points from work.

As an added bonus, by holding nonmanaging membership interests,  one may avoid paying self-employment tax, similar to limited partnership interests.  

@Matt McLeodI never assume my rentals are going to appreciate, so it is a great bonus when they do.This property passes my 1% rule test, so I'd look further at it as a rental.I would find out exactly how much the following expense are going to cost you each month.

That's a good bonus that they have the 5% escalation already baked into the lease for June 2026. 

If the Senate splits 50/50 or falls in the control of the Democrats, I would expect a reversal of the tax cuts, elimination of the 1031 exchange and elimination of bonus depreciation under Section 179. 

@Yuko TanakaIn the nonprofit world you still won’t make a midlevel sales career, nonprofits don’t Incentivize and don’t bonus based on funds raised.

Bonus tip: do yourself a huge favor and get a good PM or if you’re going to go it alone (not sure that’s wise in Portland anymore for most people) give yourself plenty of time to learn the pitfalls and Oregon/Portland specific rules.
