For example, kitchen appliances have much shorter lifetimes than roofs, in theory- so if you were to buy $3,000 in kitchen appliances, the IRS may allow you to depreciate those over a shorter time period, say 5 years or so.

I like both of these places for appliances as they do free delivery and set up (I know lots of landlords use craigslist for used appliances but I'm getting too old to haul these around and both these big box stores always seem to have these items on sale anyway).I've found nice lighting fixtures at my lost Habitat for Humanity store.Gail

Once that happens you are going to have a tenant that wants in (Has a moving truck full, has scheduled appliance delivery, catered food is coming at 6:00 for all the people helping, moved out of her house so is now homeless) Of course she is going to want to be compensated for all of it.
