3-If I had to go to a portfolio lender and got #3 for the quad, will I still be able to get #4 through Fannie or am I now in the portfolio world as a result of getting the 3rd from a portfolio lender.

Sorry for all the questions, but how else do you learn... am I right?

If you only have been looking for buyers for a couple weeks (am I misunderstanding that point?)

When analyzing the numbers i understand that the expenses that should be included is mortgage,insurance,taxes,vacancy rates,maintenance fees, and property management am i missing anything?

Will a billion followers on twitter ever equate to more business (especially in real estate) or am I wasting energy focusing on this?

Am I able to use the same contracts forms that I am using for my residential purchases or do I have to do something different with commercial properties.  

Just a heads up guys, I am not siding one way or the other, nor am I recommending action, investment, or purchase of products. 

I am I am going to stay away from HM for now and do more due diligence before coming back to it.... 

Since they have been recently refurbished, am I correct to expect less handholding?
