One company we work with has properties that are leased to Amazon and Walgreens.

I am in a similar situation, bought two duplexes this year, one with an unpermitted garage studio, the other with an unconverted detached garage.  

Purchase price: $300,000 Cash invested: $250,000 Purchased a junk yard, redesigned it as a commercial photography/movie studio, did an extensive rehab and upgrade, changed the use.
