Does anyone know how much I could expect to increase rents on a 1 bedroom condo in Jersey City each year?

I know from experience, requesting a gas meter from the city can take a few weeks (8 weeks in FL for me).   

There were areas in the City (Mira Mesa & Claremont) starting to push into the 600's and 700's for a similar home. 

This property is located in Charlotte, NC not far from the city's center.Is there somewhere I can contact to assist with mortgage payoff since its such a small amount?
