I made a mistake on not taking out enough $ but that's on me.

Worst case scenario is that they both say no and move out, but is this a weird idea? 

Worst case scenario if you need total replacement, you would have to come out of pocket for the difference.

@Jason Tassinari one of my favs is the book on finding and finding great deals by @Anson Young, recommend it to lots of people starting out if you can find a great deal it gives you a lot of forgiveness for the mistakes you’re going to make!

This is the worst case scenario because it creates more challenges.

Currently in a very interesting situation where I have the opportunity to purchase a property appraised at $550k for about $430k. You may be thinking that’s a great deal in of itself (and it is) but the caveat to that...

That is my mistake - of course I mis-typed the number that is the most important part of the calculation!

I dipped my toes in the water several years ago and made some costly mistakes.

As long as you buy in a good location, all but the worst mistakes will be corrected over time through rent increases and appreciation.

This was probably a 5-15K mistake and a huge inconvenience to himself.
