You are committing time to learning and researching which puts you closer to 'jumping', so to speak.Committed investors are always looking, researching, thinking, building networks with key people (bankers, agents, contractors, other investors, etc) to educate themselves and prepare themselves for when the time IS right for them to jump (that could be today, next week or next year).

Here's what I would suggest in these situations: go find/network with various reputable GCs and ask them to provide a copy of their contract.

You'll learn a ton about real estate and network with all the right people (learn way more and meet more people vs driving a truck).

Some brokerages will post a property only to their network before listing a property on MLS.

The internet and cell network blew open the turnkey space, crowdfunding allows investment that were not possible before 2015, you can get a loan on your cell phone at half or a third of the rates available 20 years ago, the list goes on.
