Water/ sewer/ garbage is about the same cost for a 500 square foot unit as it is for a 3,500 square foot house, so utilities become a bigger percentage of total rent and costs with smaller units.Collecting rent is time consuming.

Hey everyone, Hope it's a good morning.For single and multi-family properties do you typically have a gross lease where your tenant pays a fixed amount every month or a net lease where your tenant gets the water, the heat, utilities, etc. and they pay it on their own?

. - City sewer - City water - I've got a written note from urban housing and development saying that I'm in compliance & would be grandfathered in.Is this a good deal?

City water was there and there was a septic. 

You have to have reserve funds for that emergency water heater, HVAC or roof problem that pops up the day after you buy/lease option the property.

They asked for a new roof, furnace be cleaned and certified, water heater repaired, new basement window, blah blah blah.

If you have a master-meter, you own the water/sewer lines and will have periodic maintenance.  

If they look at what you've provided, they're still obligated to make up their own mind, but, it doesn't hurt to lead the horse to water.. 

Hasn't steered me wrong in anything, whether it be real estate or car repairs (specifically Jiffy Lube trying to charge me $60 for $20 worth of filters I can get on Amazon and replace myself).EDIT: That said, $197 really isn't a lot.
