Apparently there were no takers at the price they wanted so the buyer made an offer to buy the fourplex "at a higher than normal price (WITH AN APPRAISAL CONTINGENCY)" and then the seller would do a Warranty Deed to literally sign over the House for Free.

The property was then closed with a warranty deed issued by the seller, but the mortgage lien originally on the property was never cleared, and the original lien holder end up forclosing the property under the sellers name?

In my mind I could validate either way for a 50-50 split being that having money and the expertise you still don't have a deal so by me providing a deal that could be as equally beneficial.
