ACV is always a moving target with strange science behind it, just trying to see what appeals to the owners out there. 

Scraping together just enough to buy a a small 3 bed 1 bath house in a school district that’s “meh” may not seem appealing when you can rent one with the extra bath etc.

Then you need to get a refinance appraisal that actually reflects the value (this has been our biggest issue but I have gotten pretty good at appealing appraisals).
