If you are reasonably certain that the son has inherited the property, and you are content to rent the property for cash flow, then go ahead and offer the son $10k for signing his interest over to you via a "Quit Claim Deed'.

@Carlos Cuervo I think it's possible, but I'd wager most lenders would want to qualify both of you on a single loan provided you showed who owns what percentage of the property.I'd argue it would be easier to secure the loan via a business entity (LLCs are easier to maintain).

I can tell you why: because the Govt via the cities of the community/state you are in have made it clear that they have both the capacity (i.e. votes) and willingness (i.e. political ideology) to say that the free market doesn't apply and your rights and an owner will be limited in at least one major way.Any guesses how that's going to play out down the road?
