Normal wear, and terror, for my tenants are to be covered by them typically at the end of the rental lease period. 

I'd throw it in a high yield savings account, but all options you mentioned are fine.

The OP has options up to and including contacting financial attorneys and instruments regulators such as the SEC.

Through the process of assembling a team, you will learn so much, and if you think about your time as money, the lunch hour or evening hour you spend googling 10 options to contact will pay off. 

If they do, you’ll get to understand how they typically underwrite a deal, who their target investor is, etc.

Alltec is cheaper options out there, works fine with basic functions but certainly has limitation compared to other fancier ones.

And no idea how any loan beyond a DSCR loan works but knows that the DSCR is always the best option and thinks the DSCR loan is somehow undetectable from underwriting on the next application.  

From the podcast it sounds like a viable option for cashflow, but I have no real world experience of the area.

SFR typically do not provide any cash flow at 70% leverage.
