And they sucked the previous owner dry while not doing any work in the building right!

The MLS around here is a bit dried up as far as good fix/flip opportunities go (yes, they come up, but there's a lot more opportunity off the MLS), so you or your agent may need to go above and beyond to find deals that are off-market. 

Thinking of pulling the trigger today.My mentor says he thinks it's a good deal.

Hey BP,I'm under contract on a 4-unit in a market that I have previously invested.I saw the deal and pulled the trigger, sight unseen!  

No due on sale clause is triggered. 

I have been on the sidelines for a while now and would love to pull the trigger on a duplex or triplex near me as well. 

theres so many sealers on the market, many which are broad spec (wood, concrete, brick, tile, etc)one thing i notice is they are all so thinned out and mostly distillates, so of course they will be breatheable being such a thin layer once dry and barely there once weathered (sun, wind, moisture, heat)i use them anyway, go thru lots of gallon tin containers.. mostly thomsons breatheable

The plaster had been replaced by dry wall, the pluming was redone as well as the electrical (minus a few cut cords) the furnace was shot tho.
