Then if the market value all falls into the same range then you can confidently move forward with an appraisal at your own expense.

I thought it was wrong that they wouldn’t give me the leases, but you all gave me the confidence I needed to stand my ground.

You don't need a wholesaler and being new to this you're not going to get first look at any deals from a wholesaler especially since you are financing (especially true if FHA) as the wholesaler wants cash and quick confident close.

While I don't have a reason to doubt what the tenant is telling me about their medical condition, getting the run around for four weeks doesn't breed confidence. 

Once you have a number your confident in and works, make the offer.

Seeing how the GC approached looking at the property did give me confidence.

Going forward, I think all we can do is to make sure that we make ourselves confident with tenants through background check process.

And I know that a toilet paper holder is something sooo miniscule but it boosted my confidence a tiny bit and gave me a small nugget of knowledge I did not have before and I will take that any day.
