You're not in the middle of the deal; no tenants and toilets; no worries about the housing market crashing, etc. 

I predict that after the overblown hysteria of it dies down and people realize they now have enough toilet paper to last them an entire year, everything will go back to normal. 

My tenants are moving out at the end of the month and I'll be remodeling their unit over the next 1-2 months so while I can't give you what I'm doing in practice, I can tell you what I would be doing.

@Karie Heathcoat-Kieffer I'm a local remodeling and building contractor, I just bought a lot on the west end of the island in Lafities Cove for $40,000.

It will be a total remodel when finished.

The seller was remodeling the property and decided to stop the rehab work less than half-way of completion and now selling as is.  

Removing really old toilets will decrease your costs. 

We ended up draining the pool during the remodel.

There was some reno on the property just before it was put on the market but nothing fundamental (kitchen remodeled, hardwood refinished, new paint inside-out, roof repaired, HVAC repaired).
