Please advice regarding the strategy to speed up the rental process. 

End to end, 7-9 months depending on speed of design and permitting is reasonable with a good GC who moves quickly and a well managed project.

But in a tenant or lease situation, there are often multiple LOI's competing, and we've even come in and snatched properties away from other users who are into the lease negotiation phase because we can offer either speed or better terms to "take 1st position".I say all that for the idea that in my experience the whole LOI-lease phase is never done until its signed, and so I could never see a LL or broker agreeing to pull the space off marketing at the signed LOI phase.  

The absolute best is a Speed Queen!

Below are some of my observations and I wanted to get your opinion, and how would you have handled this to attract more showings and speed up the process. 1) I tried to look up my rental property online ( my realtor listed this for), I am not able to find this property as an active rental on Zillow, trulia and apartment rental websites, I know it got listed on MLS.

The only two major benefits to going all cash are speed and not having to answer to someone. 

Initially, I wanted to get into real estate investing but as I am doing my research I am finding out that wholesaling is perhaps more my speed.

It's similar to a forced air furnace air filter, it requires regular maintenance and if not done, if not maintained, it drastically accelerates the speed the water heater will fail and require replacement.

It will continue and more than likely pick up speed!
