I have a few deals we have now if you want to roll in your 1031 as an LP in a large MF - over 100 units.

The one I'd like as much of the funds to roll into has a lower LTV of 38% so I need to pair it with a higher LTV (which has 73% LTV).

Once you get rolling you can start to look at the commercial stuff.

Think about all costs that could associated with ownership and look at the CURRENT rent roll.

I created an LLC (Wynn Investment Team LLC), opened a business account and plan on rolling all properties under the LLC.

Your loan balance may end up way higher than your purchase price, all those labor/material costs were rolled into the loan... which you can of course pay off asap with no prepayment penalty. 

Trust me when I tell you that pros have heard that before, recognize it for what it is, and will roll their eyes when they hear it.
