I then did my research over the next 24 hours and found more than a few red flags:Current Owner was in default on a 100% financing loan.A simple call to the Title Company revealed the offer was not yet approved.I then wrote him an email asking for the HOA bylaws, he could not produce them.

We in Phoenix, on the other hand, are greatly benefiting from people running from CA, another great socialist state :)ya not sure if the puzzle factory running this state really understands free market economics  but my Lobbyist I use just sent out an economic report that is very favorable for the state... so it appears that rentals are not a big driver if they can submarine them and the economy is still booming and strong I know its worked in our favor for new construction :)

@Allen Li  Keep in mind even if moving to commercial loans or portfolio lenders that don't report on your credit, if these are rental properties they're still going to show on your Sch E of your tax returns.
