No you could just arrange a regular sale, as long as the sale price is at or above everything owed. 

Seems fairly reasonable if you budget other income for the final payment.A huge benefit here is that the property goes into your regular portfolio instead of remaining in your SDIRA.

Why not get a regular mortgage and just pay that back faster? 

In Ohio, I can direct how the work that I pay for is done.In OHio, in the regular case, 24 hour notice is required, in this case, I'd attempt to contact the tenant and leave a message, but no notice is required for emergency work, so I'd feel ok about giving access.
