Here in Kansas City the waiting list to get a Section 8 voucher / Public Housing unit is 3 years, it’s definitely not an overnight process, while they do grant emergency vouchers under certain provisions, ex: displacements, death, etc, another good place to market properties to find Section 8 tenants is www.socialserve.com , I usually take flyers downtown to the Housing Authority (Section 8 office) and that actually has been most effective.

I just reread the IRS publication, and it looks like the 250k exemption gets prorated based on the percentage of 2 years that you lived there.

(assume that I'd be able to get qualified for the loan and that it would be "reasonable" to be able to pay back the 40K in the time specified)after re-reading, i assume the investor would need to be a lienholder from the beginner under any circumstance...but is that even possible, or would I have to buy the house "with" the investor, which i'd rather not do...also, do not dwell upon the legal details of the arrangement, i have people that I could do this with on a verbal contract not to mention a seperate written contract that protected their investment+interest in the event I sold the property for a gain...I'm much more concerned about the actual numbers/percentages and how realistic this proposition is from an investment standpoint, not a legal one..

You could bring in a money partner to stabilize but getting something is better than losing it and getting nothing.You could also look at selling to a land holder or a developer for cash to tear it down and rebuild something better.You can also approach your bank and explain your repair situation and see if they will help with the repairs to protect from a default and huge loss.Some small banks will do this sometimes.To the big banks for the most part you are just a number and a loan that has to be worked through.A HML loan will eat you up and I don't recommend that.A regular lender will not touch a property like that.
