The home was totally remodeled in 2008 ( new windows, doors, sliding glass doors, deck, wall retexture, tile and wood flooring, carpets in bedrooms, paint, cabinets, bathrooms tiled, shower tiled, new vanities, new kitchen cabinets, granite tile counters, light fixtures, forced air unit installed, new appliances, everything.

tony, it depends on the size, but yes, they are anywhere from 60 to 400 for a large picture window.the thing you have to remember is that the installation is much more expensive when you are replacing the alum/steel windows compared to a vinyl replacement.with vinyl replacement, the wooden frame, the sill, the wood trim inside, and the vinyl trim on the outside are already there....so, you just have to pop out the stop and screw down the new window.with steel/alum window going to vinyl, you need all those things mentioned above. they have to "break" (term used to bend the alum trim) the trim, secure it, caulk it, etc, etc.. so labor and parts are much more.i am going through this right now with the house i am buying.

I have some tax liens which will have subsequent taxes coming due in May and I am wondering if there is a way to apply surplus (premium, overbid) over what the minimum bid was to the subsequent taxes so they will be paid without me having to put up anymore cash?

To qualify we would have to reduce the debt remaining on one of our cars by 9k immediately.For FHA, our out of pocket cost (including down payment, lender credit, closing costs) would be about $66.3k at 3.25% interest.For homepossible, our out of pocket cost (including down payment, lender credit, closing costs and lump car payment) would be about $77.5 at 3.125% interest.The FHA doesn’t look so bad but because of the upfront 10k mortgage premium, we calculated that home possible would save us about $13.5k over those 2 years (calculations include monthly mortgage insurance payments and the 10k MIP).
