Do not make a decision based on fear of missing out.Condos and townhomes are generally bad investments because you do not control a large potion of the costs.  

I'll handle rehab cost, management and yearly expenses etc...and would like to build a nation wide company consisting of low income-luxury buy and holds, fix and flips, commercial, development and eventually branch out to vacation rentals as well.  

The median single family home in Montgomery costs $458,000, which is a 7.13% increase from last month but a 6.77%increase year over year.

It also depends on the cost of adding the additional bedroom.

But SMS is low cost.  

It now has some positive cash flow (poor for its equity), but I am up over $650k above costs (including rehabs in the costs).
