I can choose to add a long-term rental, fix a property and flip it for quick cash, buy a multifamily add value and convert to MTR to save taxes on flips, I can help family and friends and build them the same.

It might also behoove you to hire the firm to help you navigate what you need and maximize every tax benefit out there. 

As far as using sweat equity to add value, what's your background or some specific skills you'd be able to help people with in the real estate industry?

If you can qualify using your income I would avoid DSCR but again its not the end all they have value.DSCR single family requires 15% down, 2-4 Units require 20% down, they offer 5/6 ARMS, 30 & 40 Year fixed and I/O Interest only options which can help cash flow first few years.

I have not used them for Ellis evictions but I would interview them if I needed help with an eviction.  

I had my son use chatgpt to to help create 100 landing pages for the first two websites and I'm going to have him do it for the other websites where I advertise for my short-term vacation rentals.
